How it works:

  1. We value and vet each property and decide if we would like to fund it with our own funds. We use county documents, title company commitment and other documents, FEMA flood zone data, borrower financial and experience data, and many other sources to approve a loan.
  2. Only once we decide that we are comfortable investing ourselves do we offer a loan to an investor. You then review the documents we collected on the property and decide if you would like to invest.
  3. You wire funds to us and you start getting monthly interest payments the 10th of each month until the loan is paid off.
  4. Once the loan is paid off, your principal investment along with any remaining interest payments are returned to you.

Our loans are secured by BOTH the property value and a personal guarantee from the borrower(s). We lend at 70% LTV or less. You must be able to either fund an entire loan or invest a minimum of $100,000. Typical loans are:
